​Proposed Changes to the Declaration of Covenants, Conditions and Restrictions
For January 2026 Vote

​Attached you will find the proposed changes to the Covenant language per suggestions of community members.  Each read, the current language, followed by the new proposed language.
Summary of changes:
  • The first change has the addition that each homeowner is expected to obtain his/her/their own property and general liability insurance.
 
  • A new #3 adds that the estoppel fee will increase to $299. This is already in place but hasn’t been in the covenants. The language was added to also include the policy for delinquent payments.
 
  • A new #4 was added that NEW homeowners need to pay a $1000 one-time Capital Contribution fee to the HOA at the time of closing, to be placed in our reserve fund. This is already a common practice in Florida.
 
  • #7 will be changing from 4’ to 6’ wide cartway path may be added, as not to encroach on your neighbor's property.
 
  • #8 would include the addition of an architectural committee that will help homeowners meet the covenant guidelines when adding additional structures to their home.
 
  • #10 adds to not put bright outdoors lights around your home that shine into your neighbor's home
 
  • #14 adds that on your outdoor light pole, a minimum of a 60-watt bulb or 800-lumen bulb (LED) be used. This was added due to many homes having a very dull light that does not illuminate the area. Remember, this covenant is for the safety and security of your home.
 
  • #18 added no overnight parking at the storage lot area.
 
  • #47 made the change, instead of verbally warning residents of violations, a letter will be sent to start the process. It also includes that homeowners are responsible for keeping their addresses current with the HOA database.
 
  • #48 We clarified the language at the beginning of the covenant and at the end, added that those with unpaid violations will lose or forfeit their rights to Lake n Golf amenities, as well as, voting rights.
